What is a resident contract?

The resident contract is the agreement between the resident(s) and St Luke's Green Retirement Village Pty Ltd (subsidiary of Greengate) as owner and operator of the Village. The form of the contract is a lease agreement which is a typical form of agreement for retirement villages. The agreement details your rights and obligations, the fees applicable and village rules.

What is the title of my apartment?

The title of your apartment is in the form of a registered lease which expires on 1 December 2110.

How much stamp duty is applicable on a loan lease agreement?

Currently, stamp duty does not apply to purchasing an apartment in a Retirement Village.

What other costs are associated with purchasing an apartment?

You will have to pay for your solicitor to review the contract. You should also budget costs for:

  • Agency costs to sell you current home
  • Removalist costs to move from your current home into your new apartment.
  • First month of recurrent fees

How is the village managed and operated?

St Luke's Green has been designed and will be developed and operated by the Greengate Group. We build our communities/villages with you in mind and manage them with a professional team for your comfort and wellbeing. A Village Manager and their team will ensure that the facilities and maintenance of the property are kept to a high standard to maintain your beautiful environment and investment. On-site management is available during the day, 5 days a week for your convenience.

How do residents have a say in the operation and maintenance of the village?

Residents are encouraged to elect a Residents Committee which meets on a regular basis to:

  • Guide to Village Manager on preferred activities and optional services.
  • Make recommendations to modify the Village rules.
  • Other matters in accordance with the Retirement Villages Industry Code of Practice Regulation.

What are the ongoing fees?

The fees are known as recurrent charges. Recurrent charges are used to pay for the operation and management of the village including:

  • Maintenance and repairs,
  • Village management & administration including the cost of employing the Village Manager
  • Common area utility costs cleaning, gardening, rates, taxes, and building insurance.
  • Council rates & taxes
  • 24 hour emergency support

What else do I need to budget for?

For your control and flexibility your additional living costs may include Personal Contents Insurance, Electricity, Telephone, Internet & Foxtel, depending on your preferences and needs.

Apartment Features

While the apartments have been cleverly designed to maximise natural light, be warm in winter and allow for cooling breezes in summer, we have also allowed for reverse cycle air-conditioning to your apartment to provide you with further year round comfort.

The clever passive heating and cooling design for your apartment should mean comparatively lower energy required to light, heat and cool your apartment.

Can I make changes to my apartment?

Feel welcome to discuss with your Village Manager any changes you would like to make within your apartment. You may choose to change paint colour and floor coverings at your own expense. Decorating to your own personal taste with approved picture hanging and non-structural additions such as shelving and storage is allowed.

Depending on the nature of the request, we may allow changes to the apartment prior to settlement. However if you are unable to complete your purchase for whatever reason, we may ask you to meet the costs of any changes we make.

What is the exit fee all about?

The exit fee is how the Owner (Greengate Property Pty Ltd), provides for the long term capital replacement and upgrading of the village.

The Owner does not receive any income from the day to day operation of the village. The exit fee also contributes toward the reinstatement of your apartment, when you vacate the apartment.

Calculation of the Exit Fee

Typical of all Retirement Village Contracts, the exit fee is calculated on the original price you paid for your apartment. This is payable when you leave your apartment and it is resold.

Is Capital Gain Shared?

The operator is responsible for the long term upgrade and capital replacement of items in the village. Therefore, capital gain is shared between the resident and operator based on the resale price of the apartment. 

What is the assistance you can provide to my independent living unit?

We can arrange to provide you with a range of personal services at a modest price. Naturally price and provider will depend on the level of demand from other residents in the village. They may include:

Meals: pre-pared meals can be arranged to be delivered to your apartment at a competitive price. Subject to sufficient demand, we may establish a meal service in a dining room.

Personal Services: we can arrange for various personal assistance on a modest fee for service includin

  • In-home housekeeping service (cleaning and laundry)
  • Personal care assistance – for showering and dressing
  • Shopping and errands
  • Care recommendations and health checks
  • Liaison for specific care based services and organisations - including ACAT checks and arranging community care packages.


The village is fully secured. Your apartment is also fully secure including the front door, all windows and sliding doors.

  • Access to your apartment floor will be controlled by electronic swipe and/or by intercom which you can control from within your apartment. Your video intercom can also allow visitors to enter into the village at the main reception 24 hours a day.
  • Access to the village during the day is through the main reception and in the evening the village is secured and only accessible by residents.

What happens if there is an emergency?

A 24 hours emergency call service is provided. The Emergency buttons are located in your apartment and if required our system can be adapted to a waterproof pendant that is worn at all times for your peace of mind.

What about organised social activity?

You can do a little or a lot, the choice is yours! We will organise a range of social events, including dinners, theatre and gallery trips, guest speakers, computer and cooking classes, just to highlight a few.

Can family & friends stay?

Greengate regard families as a natural part of the village life and friendship is similarly valued. Friends and family are welcome to stay with you for a time and may use the communal facilities while in your company.

We would appreciate however, for the security and peace of mind of other residents, that you inform the Village Manager when you are expecting house guests.

Can I bring my pet with me?

We recognise some residents enjoy the companionship of pets. We accept small well trained pets in the village, but as you will appreciate, this must be balanced with the practicalities of apartment living and the comfort of all our residents. The guidelines for keeping pets are detailed in the village rules.

Communal and Recreational Facilities

Available to residents is full use of the recreational areas used for Yoga, Bridge and small functions. The café and lounge area next to reception is there for you to enjoy with friends and family.

Can I get a meal every day?

We would like to establish a regular meals service in the dedicated dining room – however this is dependent on the demand from other residents for this service.

What about parking for me and my visitors?

If you drive, a space will be available for you to park in the secure basement (except studios). Visitors, friends and family may park in the allocated visitor car spaces.

What about extra storage?

 Extra lockable storage is available in the basement area if needed.  

What if I go away on holidays?

Enjoy yourself! We can collect the mail and water your plants until you come home.

Gardens & Maintenance

General Maintenance and cleaning of the common areas is our responsibility, if you require maintenance in your apartment such as changing a light bulb we will be please to assist. Gardens are maintained for you by our team.

Outdoor Clothes Drying Facilities

Generally,an open air clothes drying area is located within the village and is for use by all residents. 

Garbage Disposal

A waste disposal room is located next to your lift at car park level, there are bins for both recycling and general waste.
